General Information Regarding

Buying a Chalet, Brick Chalet or Caravan

HOLIDAY PARKS ~ The chalets and caravans we deal with are on registered holiday parks being used for seasonal holiday use only. These parks are licensed for Eight Months of the year, most opening 1st March and closing 31st October.

CHALETS (Timber Frame/Light Construction) are usually 'sold as seen' fully furnished, mainly comprising two bedrooms, kitchen living/dining room and flush toilet, many now with fitted showers. Sizes do vary but the average being approx 300 sq ft. PRICES vary depending on the park, location, general condition, furnishings and tenure i.e. Leasehold/Freehold etc. This will range from as low as £1500 to average £3,500 up to £20,000.

CARAVANS ~ We have a selection of new and used caravans on our books for sale at any time. PRICES again vary greatly from £4000 to £15,000 for good second hand caravans and £20,000 and upwards for New Models.

BRICK CHALETS as chalets above, however the floor space may be larger and some benefit full electric supply and/or mains gas. PRICES again vary depending on location, condition, furnishings and tenure. This will range from £20,000 to average £35,000 up to £75,000.

SHEPPEY BEACH VILLAS (Brick Construction) ~ Located in the centre of the village just off the promenade, near to the sea front, many with sea views. Either Ground Floor, First Floor or even Single Semi Detached units Comprising two bedrooms, open plan kitchen and living room, bathroom and w.c. Larger in size than the chalets and again 'sold as seen' usually furnished. New 125 year Leases with residential occupancy are being introduced and prices for these will be in the region of £70,000. Sheppey Beach Villas are the only site open all the year. (Restrictions apply to some older leases).

OUTGOINGS ON CHALETS AND CARAVANS ~ Annual Site/Ground Rent Payable to the park owners/landlords which vary from approx £1,100 to £1900 p.a. Parks usually give discount for early payment and some there are direct debit options. Tenants Association run sites contribute annual maintenance fees of around £300. COUNCIL TAX Payable to Swale Borough Council, approx £500 p.a. for chalets. Caravans are included in the site fees. Band A Rate of approx £840 on Sheppey Beach Villas with residential occupancy.

WATER RATES ~ Payable to Southern Water approx £120 p.a.

ELECTRICITY ~ Payment methods vary from being inclusive of site rent, or separatle to park via meter or direct to the electricity supplier.

SALES/TRANSFERS ~ On the sale or transfer of Leasehold chalets there is usually a fee for the lease assignment/administration. These charges range between £200 to £600 and is usually split 50/50 between vendor and purchases on sales negotiated through our office. Transfer of Freehold chalets is normally done through local solicitors with costs of about £500 payable by the purchaser. Caravan transfer/base charges vary between £420 to £1,200. WE WILL HANDLE EVERYTHING FOR YOU THROUGH THIS OFFICE.
